Global Warming a good thing for Property Investors?

Global warming is causing ski resorts, particularly those below 1,500 metres, to reinvent themselves in order to survive. Statistics from the Swiss Association of Winter Sports Resorts shows that the average Swiss ski season has shortened by 12 days since 1995 – with the blame firmly being placed with global warming. Similar statistics are given by other country’s snow research centres – from Austria, to France to Morocco – snow cover is diminishing which in turn means shorter ski seasons which in turn means less tourists and income.

Scientists are predicting that this picture will become bleaker over time with temperatures predicted to keep increasing meaning the snowline is pushed upwards. This trend means that many ski resorts will be left with little or no snow and tourists may be unwilling to book holidays because no guarantees can be made as to the state of the slopes at any given time.

If you aren’t averse to a little risk, and are looking for a medium to long term investment, all this means that now is an excellent time to be investing in those affected ski resorts. Whilst they are in limbo, the property prices should decline meaning property can be snapped up at bargain prices.

In the meantime, ski resorts are increasingly looking for different sorts of activities to keep themselves afloat. Alpine walks, boating and fishing lakes and spas are popualr reinvention ideas. Whilst the ideas have yet to take off in a big way, changes are slowly reverberating through the lower-placed resorts. Rock-climbing, horse-riding, paragliding, mountain biking and golf courses are all other ideas being planned with smaller resorts expanding rapidly. New apartments and chalets are being built, and older style properties revamped, as well as new shops and hotels planned.

The new style resorts could prove more lucrative for property investors than plain ski-resort properties – tourism will not be limited to a particular time of year which means all-year round income – a plus for any investor.

So, now is the time to be buying the properties, before the new-style resorts are fully rebuilt. A little risk may net you a big return!
